General PurposeThe Assistant Property Manager will be responsible for the day-to-day leasing and operational aspects of the property. This person must be highly motivated, outgoing, detail oriented and be able to flex daily based on the demands of the property. Essential Duties and Responsibilities LeasingEnsure that the property is rented to the fullest capacity by building positive relationships with prospective and current residents.Utilize marketing strategies and verify all online advertising sources are accurate in order to secure prospective residentsGreet all prospective traffic with a friendly attitude and be ready to give a quote and tour the property. Ask for the prospect to fill out the rental applicationContinually monitor and analyze traffic logs, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by othersCollect, input and verify all documentation for applications before the leases are prepared for move in Inspect apartments for cleanliness and other issues prior to showings and before move insPrepare move in paperwork including keys, parking permits, and remotesGenerate, email, and distribute renewal lettersDeposit rental checks into One Site and prepare bank depositsEnter maintenance work orders and once completed with maintenance finish in systemFirst point of contact with residents and their concernsMaintain an open line of communication with all members of the team Financial and AdministrativeEnsure that all rents and late fees/check charges are collected, posted, and deposited in a timely mannerOversee all financial procedures including verifying rental income, processing monthly payments and ensuring renters insurance accuracy in the systemEnsure resident ledgers are accurate, noting any discrepancies in the resident activityConfirm all applications, leases, renewals and corresponding paperwork are completed in a timely mannerComply with anti-discrimination laws regarding fair housing Miscellaneous DutiesBe observant of the property while walking buildings and grounds. Make note of items that need attentionCommunicate with residents regarding property related issuesMaintain a good rapport with residents Be creative with marketing ideas and community engaging eventsOther duties as assigned
