Apartment Maintenance Technician

This position is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a clean and wellmaintained living environment for residents, visitors, and staff.Trace Property Management is an award-winning company that prides itself on open, honest, and transparent communication between all members, so if this is how you operate, this is the team for you.Leasing bonuses available after the 90 day performance period is completed.ResponsibilitiesPerforms maintenance tasks personally and delegates to assistants as neededComplete work orders in a timely fashionMust be aware of the condition of the physical property throughout the community and immediately correct hazardous conditionsDay-to-Day (Details)Diagnoses and performs on a daily basis minor and routine maintenance/repair include and is not limited to the following:Electrical and plumbing (including water lines), interior/exterior lightsDiagnostics, repair, and replacement of HVAC systemsHandle standard maintenance relating to pool operationsEnsures that all makeready repairs and services are completed correctly and on schedule.Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.Performs any additional duties assigned by manager or property supervisor.Qualifications + LogisticsPosition requires at least 3 years experience in property maintenance or equivalent field. Must be HVAC and/or EPA certified.Work Hours: 40 hours per week.
